Property Etiquette

The purpose of this regulation is to protect the condition and harmony of the house. We greatly appreciate tenants taking the time to read it carefully, as it will help us maintain a safe, respectful, and pleasant environment for everyone.

1. No Smoking 🚭

Smoking is strictly prohibited inside the house, including:

  • bedrooms

  • living room

  • dining room

  • kitchen

  • bathrooms

  • indoor patio

Smoking is only allowed in:

  • garage

  • outdoor garden

If cigarette odor is detected inside the house, the tenant must cover the full cost of professional cleaning, including upholstery, textiles, and odor neutralization.

2. Pets – Pet Friendly with Conditions 🐾

Only pets that are accustomed to living indoors without destroying furniture or relieving themselves inside are allowed.

The tenant must ensure that the pet does not dirty or damage the interior.

If any damage or odor is caused by the pet, the tenant must cover:

  • professional cleaning

  • repair or replacement of the damaged item

Pets are not allowed on beds, sofas, or upholstered furniture unless protective covers are used.

3. Care of Furniture and Decorations

  • Treat all furniture, appliances, and decorations with maximum care.

  • Do not move heavy furniture without authorization.

  • Do not drill or perforate walls (nails, screws, mounts) without written authorization.

  • Use of candles is strictly PROHIBITED.

  • Use tablecloths or placemats to avoid stains or burns on tables.

4. Cleaning and Maintenance

  • Keep the house clean, tidy, and in good condition.

  • Clean floors regularly (at least once a week).

  • Keep bathrooms and kitchen hygienic.

  • Report any damage, leak, or malfunction immediately.

If more than 48 hours pass without reporting an obvious issue, the costs will be the tenant’s responsibility.

5. Use of Outdoor Areas and Garden

  • Take care of plants and green areas.

  • Do not leave trash or waste exposed.

  • Do not install large pools, heavy inflatables, or trampolines without authorization.

  • Do not modify the garden (digging, planting, placing structures) without prior permission.

6. Safety

  • Close doors, windows, and gates every time you leave.

  • Giving key copies to third parties is prohibited.

  • Lost keys will require changing the locks, at the tenant’s expense.

7. Payments and Utilities

The tenant must comply with rent and utility payments as agreed.

If excessive or irresponsible use of water or electricity is detected, additional costs will be the tenant’s responsibility.

8. General Prohibitions

  • Subleasing the property is prohibited.

  • Conducting commercial activities inside the house is prohibited.

  • Storing hazardous or flammable substances is prohibited.

  • Bringing in large furniture without prior authorization is prohibited.

9. Condition of the House at the End of the Contract

The house must be returned clean, undamaged, and with the full inventory.

If deep cleaning is required due to excessive dirt, it will be the tenant’s responsibility.

10. Rental to Minors Prohibited

The house cannot be rented to individuals under 18 years old.

The contract may only be signed by legally capable adults, who will be responsible for the property.

Contracts “in an adult’s name but for the primary use of a minor” are not allowed, nor situations where a minor is left responsible for the home.

11. DRUGS AND ILLEGAL SUBSTANCES

  • The consumption, possession, distribution, storage, or cultivation of illegal drugs/substances is prohibited throughout the property.

  • Misuse of controlled medications without a valid prescription is prohibited.

Detection or reasonable suspicion of these actions will result in contract termination, cleaning/damage charges, and if applicable, notification of authorities.

12. Weapons Prohibition

It is strictly prohibited to bring, carry, store, or use any firearm, bladed weapon, blunt weapon, or any replica or object that may be considered dangerous on the property.
Failure to comply with this rule will be sufficient cause to immediately terminate the lease agreement without liability for the landlord, and the matter may be reported to the appropriate authorities.

13 USE OF THE SWIMMING POOL

  • The pool is used under each guest’s own responsibility.

  • Minors must be accompanied and supervised by an adult at all times.

  • Individuals who cannot swim must enter only under supervision and at their own risk.

  • We are not responsible for any accidents that occur in the pool.

Please enjoy the pool with caution and responsibility.

14.  Prohibition of Subleasing

It is strictly forbidden to sublease, in whole or in part, the property that is the subject of this agreement.
Likewise, the tenant may not assign, transfer, or allow third parties to use the premises, whether temporarily or permanently, without the landlord’s prior written authorization.
Failure to comply with this provision shall constitute sufficient cause for the immediate termination of the lease agreement, without liability for the landlord.

15. Neighborhood Regulations “Los Álamos” (Upcoming Annex)

Once this section is completed, the Los Álamos Neighborhood Regulations will be attached and will also be mandatory for tenants.
